Which Repairs Are Most Common in Airdrie Homes?

Symptom

Fog, streaks or a milky haze between the panes that no cleaning removes.

Likely cause

A sealed unit is the glass part of a modern window: two or three panes, a spacer with desiccant, an argon fill and a low-E coating, sealed at the edge. Research links most failures to the edge seal, gas loss between the panes and breakdown of the low-E coating, and puts a typical unit’s service life at 20 to 30 years. Airdrie grew from 28,927 people in 2006 to 93,957 in 2026, so a large share of its windows were installed in the same ten-year stretch and are ageing together.

Recommended repair

Hole-drilled “defogging” removes the moisture but doesn’t restore the seal, the argon or the insulation value. Replacing the sealed unit inside the existing frame does.

Likely cause

Water on the inside of the glass is indoor humidity meeting cold glass and is fixed by lowering humidity. Water between the panes is a failed seal.

Recommended repair

Telling the two apart is the first thing we check. Surface condensation needs humidity control, not new glass. Moisture between the panes needs a new sealed unit.

A crank that spins without moving the sash, or a window that won’t pull closed.

Likely cause

The most common hardware failure we see is an operator stripped by forcing a window that has frozen to its weatherstrip.
